My girlfriend Kathy wrote this awesome post about us helping each other out that you can read here. It got me to thinking that I could select a listing to showcase, inventory not from my large firm, but from a small boutique that could use a little link love and help in these tight economic times.
I'm going to babysit this listing from 12:30 PM - 1:30 PM today, Saturday Match 7, 2009 with the little minions in tow so I will not be bored (LOL). It belongs to a very good friend of mine with a small realty corporation and she is also a new member of Active Rain...
It's a small, two bedroom home with a kitchen, dining room, living room and full bath upstairs. The lower level has a family room with a Spanking-A gas fireplace, another bathroom with a sink and a toilet, a bonus room, a laundry room and an outside entrance to the backyard adjacent to a detached garage. The owner wants $299,000 for it and the price is negotiable. It's a nice neighborhood on a very quiet block. I know because I have another friend who lives one block down from this property.
The home owners patrol the area and have locked off the access streets to the rear alleys so only the residents with keys can access the side street leading to the garage lane (unless they leave the gates open). It's a corner property with windows on three sides.
It's not my listing, but I'm going to go pick up the keys and hang out here for a little while because although it needs a little bit of work, it is vacant and a very nice house. I figure I'll keep blogging while I'm there. Dontcha just love laptops with air cards? (LOL) ;-)
If you are a buyer thinking about buying but still sitting on the fence, come on over to 115-85 227th Street in Cambria Heights, Queens County, New York. This home was constructed in the 1930s, so it needs a little work on the inside. You can move in after you paint the place and figure out what you want to do to put your unique personality stamp on it. There's a lot of natural wood downstairs and the living room upstairs has a nice Tudor touch (the ceiling beams).
Did I mention one wall is full of mirrors? Hmm... don't know how you feel about that, but it does reflect the light lovely (LOL). The hardwood floors could use a good sanding and coat of satin gloss stain. I mention this because I'm personally biased. I have a thing for hardwood floors. I think they make a house look sexy. I'm just sayin' (LOL) :-)
If you haven't finished your taxes yet, you may want to consider the fact that there is an $8,000 tax credit available for first time buyers who make home purchases right now. Imagine squeezing that puppy in on a tax return line item. Bring your checkbooks people, I'm bringing plenty of binders. The seller is looking to make a deal and will consider all offers. :-)

I believe this home will make someone very happy, which is why I've decided to listen to Kathy and help a fellow Rainer out. For a piece of NYC at $299,000, it's a beautiful deal. Some investors might even consider it a steal. There are a lot of college students renting rooms in the area. :-)
