You Need To Come To The Church Of What's Happening Now!

One of my favorite investor clients came up with this phrase a few days ago when we were discussing how to approach someone that was asking way too much for some Kentucky real estate (In his opinion).

He went through his long list of reasons for the price to be lowered then said, "He need's to come to the church of what's happening now!" 

I cracked up! I told him that if there was such a church I really wanted to be a member.

Since then, that phrase has stuck in my head. 

So I am finding ways to say it when I find a funny situation to use it in.

 

Note: This works best on new clients that haven't heard it before.

Other ways to use it:

After you walk through an extremely messing house you are showing. Say it then discuss the merits of staging.

When trying to get your point across in a meeting.

Works great to add a laugh when arguing with a family member or friend.

Diffuse any heated argument that has become way too serious! Life is short, people need to have fun.

I'm always into re-inventing myself all the time. I take the time to make adjustments, move things around or throw out what doesn't work anymore.

I've been guilty of focusing upon the hard work instead of focusing on the love of the work. That had to change.

Focus on the love of your workWhile I was pondering this... 

I started taking the time to get back in touch with the people that are important to me by sending greeting cards.

When you get wrapped up in your work, you don't take time to "see the people".

Sure I show houses and go to meetings, but leisurely lunches and dinners for fun with friends usually get put on the back burner.

Somewhere along your flight path, opportunities materialize to make you more aware of where you are and what you should be doing.

It's been a busy time for me lately since I re-discovered being more true to who I am.

Back in December 2009, I was looking for a program to use for contact management. Up to then all the systems I had experimented with were boring to use and seemed mechanical. 

Clients don't respond to automated emails. 

Nor do they open e-cards because of viruses. Duh....I don't either!

Out of the blue, I fell into Send Out Cards after making a comment on a friend's Facebook page late one night.

Life as I knew it has changed forever. 

Using this one tool in my business changed everything! This has been snowballing like crazy now.

In two months time, I have just been focusing on the love of my work. No longer is it a pain to send out cards or stay in touch with clients.

Also, just because it's been noticed by the ones on the receiving end, I have now a large group of business professionals that want to do this too. Plus the new clients!

The referrals and connections that have happened since this started is amazing! Now it's a team of creative minds instead of just my mind.

This "think tank of people" has been fantastic for business. I have plenty closings scheduled in Lexington KY and lots of new clients looking at homes. I did say that last year was my best ever.

It's all happening because I am focusing on my love of my work. 

I know many of my subscribers have wondered where I have been.

There are only so many hours in the day. The blog was the last thing in my day I tried to get to... but couldn't.

My assistant and I have been working non-stop to keep up with all the new business this year. Now, I hope to post more again.

I have been writing... but it's been in Send Out Cards! LOL What a pleasure that is.

I guess great ideas and people come into our lives when we are ready.

Be aware of ideas that sudden cross your path, they may have been sent to you to use so you can focus on the love of your work too!

As you go out home shopping you need to consider that the house you fall in love with will need to pass a home inspection.

Some things are minor and no house is perfect...but it's good to have homes professionally inspected.
 
Many interesting things are uncovered by an inspector.
 
An FHA loan also has many requirements for a home to pass that seem like overkill. Like peeling paint, cracked foundations, height of steps and no hand railings and many more items. 
 
Many times this happens on a property that is being sold, "As Is".

There is a good reason why sellers sell homes like this...because they don't want to make any repairs.
 
After an inspection on an "As Is" home, you can't ask sellers to fix anything and your FHA loan may require items to be repaired before they will close.
 
An appraiser will have to come out again to re-appraise specific items and a buyer will pay again for that visit also.
 
Lenders are very picky in what they will loan money on these days.  As we look at homes, I like to be pro-active in thinking ahead to whether the home will pass a home inspection.
 
I might mention that I see a few red flags as we tour homes. It's not because I don't like the house.
 
There is nothing worse than a buyer paying for the inspection and having to get out of a contract. Some of these are tough to release.
 
Then we have to start all over again.
 
It is a learning process and every situation is different.

Mortgage Changes For Kentucky Home Buyers

In the past, I have had clients that spent a lot of time chasing down the best rate for different lenders.
 
Well... pretty soon that exercise won't do you a bit of good.
 
 Starting April 1st, all lenders will have the same rate to offer buyers. There won't be anyone that can offer you a better deal. It will level the playing field.
 
What you will have to look for is the best service.Get expert advice on this.
 
 After all the years in real estate,I can tell you that all lenders do not work the same.
 
I know the ones that work hard, stay in close touch with clients and their agents, can get loans closed on time
or can troubleshoot with accuracy when sticky problems arise.
 
Ask me and I can give you a very short list.
 
Another change is that the lender will be required to check your credit report 3 times before closing.
 
  •  In the begining when you get started,
 
  •  when the loan package is sent to underwriting
 
  • and then at 12:01P on the day of your closing.
 
I can't stress enough not to be late on any payments, don't pay off credit cards and close accounts and don't go buy furniture or appliances before you get the house.
 
As a buyer's representative, it's my job to help my clients through the maze of  lenders, inspections, touring properties and offer good advice.

Want To Close Successfuly On a New Home?

How can you get to a successful closing on a new home?

It's simple...Choose a local lender.  

Out Of State lender predatorAsk your Realtor/Broker to recommend someone that has a good track record of getting to a successful closing.

We know who is good and who is not.  

Over the years, I have seen many deals that never make it to the closing table.

There are a number of issues that come up and I am always amazed that these happen in the eleventh hour.  

It almost never fails that the problem is compounded because the lender is not local.  

 

My red flags might be:  

1. They never answer their phone or call you back in a timely fashion.

2. There are too many people that you have to talk to about your loan.

3. Strange requests of paperwork or documents.

4. They have no local closing attorneys to do title searches.

5. They can't interpret local appraisals because the state is foreign to them.

6. Since they aren't a local office, they don't care if the buyer, seller, agents and attorney is inconvenienced by unreasonable delays.

7. They don't take a personal interest in a client they will never meet.  

I could probably list a lot more, but I hope you ask your Realtor who might be good to use. We aren't paid a referral fee by lenders to do this. We only hope you get to a successful closing. Realtors get paid at closing by the seller.

Why wouldn't we want you to pick someone that is the best? Just ask...

No Grass...No Closing?

Question:

Lizette, this has really been unseasonably cold and snowy this winter and the builder will be unable to complete final grading, sod and seeding the yard at our new construction.

The ground is frozen! Now there seems to be a problem with our FHA loan because of this not being finished at time of closing. What can you do? Steve M.

Answer:

Steve M., The lack of complete grading and landscape can be solved quickly with the appraiser noting in his report that a certain amount of money be put aside in an escrow account to cover the landscape work once weather permits after closing.

They could state that the work is to be complete 60-90 days after closing.

The closing attorney will take care with the disbursement of funds once proof of installation is done.
