  • The high asking price is for an 8 bedroom 8
    bathroom estate with just over 11,000 square
    feet of living space. If you want this wonderful
    home, it is listing for $7,495,000.00. It has been
    on the market for 3 and 4/5 years.
  • The low asking price is for a 2 bedroom 2
    bathroom home with about 1300 square feet
    of living space. Its asking price is $119,000.00
    and it has been on the market for ONE DAY !!
  • The average asking price in Lake Nona is a little
    over $1,300,000.00 with the average number of
    days on market being about 3/4 of a year.

  • The average asking price in Hunters Creek is
    about $204,000.00 and has 3 bedrooms and 2

Central Florida Real Estate Happenings ----- The market is beginning to stabilize between buyers and sellers!

 

 

I have been tracking the Orlando and central Florida Central Florida is what The Knights Team covers!
real estate market all of my real estate career..... that
is 13 years of information my clients can depend on!

From statistics in the marketplace now, the balance bet-
ween buyers and sellers at at almost a balance. Believe
me when I say that balance RARELY stays for long! When
the current market changed into the bearish buyers market
we have had for the last several years, the change happened
in a matter of about 2 weeks! People did not realize it until
it was too late.

People who bought homes in the final months of that awesome
sellers market were left holding onto homes
that were WAY
over priced because of the feeding frenzy created by the low
interest rates and the deceptive teaser rates mortgage companies
and loan officers were advertising. When homes stopped appric-
iating, home owners were shocked and were left with large bala-
ncesheets and were upside down in what they owed verses what
their homes were worth.

Home owners take note of these latest statisctics:

  • There is just over an 8 month supply of homes for sale
    in the Orlando and central Florida real estate market;
    when the market has 6 months of supply it is considered
    by housing pundits to be balanced between buyers and
    sellers.
  • In June, REALTORS® sold over 43% more homes than in
    June of last year
    , making the area’s year-to-date sales
    an increase of almost 44%. If that is not a rebound, I don't
    know what is!!
  • 46% of those completed transactions were homes in "Special
    circumstances"
    ~~ Bank owned, Sold as-is, corporate owned,
    in foreclosure, in pre-foreclosure, or sold as a short sale. That
    HIGH NUMBER is reported in EVERY single market report I do.

    I always point out the DEALS to buyers of central Florida real
    estate, so YOU can SAVE MONEY!
  • There is more than double the number of homes currently
    awaiting closings (7,230) than in June of last year (3,329).

 

There are currently almost 18,000 residential homes available for purchase through the Orlando Regional MLS. Inventory fell from last month. Compared to last year, the June 2009 inventory level is just over 27% lower than it was in June 2008.

Central Florida Real Estate Happenings ~~~ Continued strength in the market!!

 

The central Florida real estate market is continuing to florish,
according to sales numbers contrasting this year from last year.

  • 44% MORE sales have been made year to date over last year.
  • 38% more homes sold in May this year than in 2008.

 

Driving this sales wave are the homes in "Special Circumstances":Is there a central Florida home in your future....click here!!

  • 51% of homes sold this year were bank owned or
    "distress sales". The Knights Team reports on these homes
    in city and community market reports every week.
  • This has driven the median home price in central Florida
    down to $130,000.
  • The median price for "normal" homes being sold is $165,000
    (Homes NOT being sold in distress situations), so home owners
    who sell their home and do not tap into their equity should make
    a good return on thier investment, assuming they have been in
    their home for around 5 years or more.

 

Pending sales are also WAY up over last year at this time:

  • There are over 6,600 homes currently pending to close, as
    opposed to about 3,200 last May.
  • 3,400 of those homes under contract in May of this year were
    put into agreements in that month alone, which is a forward
    looking indicator of an further imporoving of the central Florida
    real estate
    market.

 

The first time homebuyer affordability index is WAY over 100%, which means any person making the reported median state income of $35,600 or more can purchase a home from the over 6,500 homes advertized in the regional central Florida MLS for $155,000 or less.

This is the Lake Nona Market report for June 12, 2009.

From the last report we see:

  • The low asking price in prestigious Lake Nona is an
    UNBELIEVEABLE $120,000 for a 1600 square foot
    townhouse. This home has not been on the market
    for too long, compared to most other homes in central
    Florida.... IT WILL NOT LAST LONG!!
  • The high asking price is STILL the same estate that was
    being marketed in the last Lake Nona market report.
    The asking price has not come down and is holding
    steady at $7,495,000...this home has a LOT of wonderful
    features, if you are in the market for a high end estate
    home.
  • There are 90 homes for sale in Lake Nona.... with 18 of
    these wonderful homes in "Special Circumstances":
    Owner will assist with closing costs and/or financing
    Bank Owned
    Corporate Owned
    In Foreclosure

Central Florida Real Estate ~~~ Upward Surge in Market Statistics!!

The central Florida real estate home market continues it's upward surge!!Central Florida real estate...... click here!!

Here are the market statistics for April 2009:

  • SEVEN times MORE homes were exchanged in the lower sales price ranges than upper price ranges.
  • 75% of homes sold were less than $200,000 in price.
  • There has been almost double the number of sales transactions
    as this time last year.
  • The median price of Orlando homes sold in April ($132,900)
    decreased by over 37% compared to April 2008..this is GREAT
    news for home buyers looking to take advantage of the $8000.00
    credit for new home buyers!!
  • Almost half of homes sold were in a distressed condition... (Bank owned, in foreclosure, etc.) I REGULARLY report on homes in this situation on ALL the Orlando and central Florida real estate market reports I give! YOU will find out what is happening and be able to take advantage of what is out there!
  • There are currently 20,194 homes available for purchase through the Orlando Regional Realtors® MLS.
  • The sales of condos in the Orlando area have increased by a staggering 167%.
  • 148 condos in the price category that sold were in the $1 - $50,000 price range, nearly three times the number (49) that were sold in the next category ~~ $50,000 - $60,000. Do you see a trend here too?
  • Orlando real estate buyers purchased 148 duplexes, town homes,
    and villas in April 2009, which is over a 23% increase from April 2008
    when 120 of these alternative housing types were purchased.
  • The majority of duplexes, town homes, and villas sold in April 2009
    fell into the $100,000 - $120,000 price category.

Hello everyone, here is the Market Report for Hunters Creek Hunters Creek in south western central Florida.
in south west central Florida.

Since my last report, there are 114 properties for sale in
Hunters Creek. That is DOWN  8 homes from the 122 units
offered for sale last month.

  • The low asking price in Hunters Creek is $159,900 for
    several homes.
    These range from almost 1400 square
    feet to almost 1500 square feet in living space. 
  • The high asking price in Hunters creek is $689,000 for an
    estate that is almost 3,300 square feet in living space.
  • 54 of the properties in Hunters Creek are in special
    situations:
    Bank Owned, Corporate Owned, Assumable
    Mortgage, Fixer Upper, in Foreclosure, in Pre-foreclosure,
    Owner will assist with closing costs and/or financing, some
    are short sales, or sold "As Is". This number is 10 units
    higher than last month.
