My attention is easily diverted when it comes to Sacramento short sales. I'm like a dog out in the yard who suddenly spots a squirrel. Doh. Short Sale. My head snaps. I can't sign on to MLS without being seduced by new short sale listings nor can I popover to Active Rain without reading new short sale posts and commenting. Which wouldn't be so bad if I had the time to do it but I don't. Because I'm a Sacramento short sale agent, my life is very busy these days.
And those agents who years ago pointed fingers and smirked behind my back when I said I do short sales? I could venture to guess where they are except they're not in my Midtown office anymore. But my point is I am very focused on short sales. In part, because there's such a huge demand for it, but mostly because I'm so humbly good at it. I've definitely found my niche.
Every so often I list a Sacramento short sale that I'm overly enthusiastic about because it's such a gorgeous and unique home. This is one of those. It deserves a discerning owner like you. This home is located in a gated community near Sierra Oaks / Arden, between Watt and Howe. It's a semi-custom, built in 2004 and features 3,149 square feet, per the Sacramento County Assessor. It's located at the end of a cul-de-sac and backs to Jonas Larkspur Park -- the quiet end without a lot of foot traffic.
It has 5 bedrooms, one of which is located on the ground floor, and 3 spacious baths. A custom tiled entry greets you, and off to the right are soaring ceilings with a ton of windows that let in the light. Apart from a formal living room and dining room area, you'll also find an open floor plan around the corner, featuring a gourmet kitchen and a large family room. The kitchen has granite slab counters, GE Profile stainless appliances, a 5-burner gas cooktop, double ovens with convection, a walk-in pantry and mahogany cabinets, plus there is space for a kitchen table.
The stairs and hallways are extra wide, creating a feeling of graciousness. The home is elegant yet casual. Think: barefoot, chiffon and silk.
Upstairs, you'll find a small loft, banked by lots of windows, which could be used as a sitting area or hobby space. There are four more bedrooms. The master suite is oversized with a sitting area and a fireplace. The master bath is like a spa, with a jetted tub, extra large shower and 2 tiled vanities. The ceramic floor has water hot water running underneath, so the floor is never cold under foot.
The back yard is pristine, lush and beautiful. Pergolas supported by stately columns offer several patios with shade. You'll find lots of little extras such as a separate seating area where a gas line is in place for a fireplace and several entertainment patios, plus garden space around the corner and a sparkly water fountain. It's a perfect yard for hosting cocktail parties because it offers guests a variety of places to hold private conversations yet still mingle with each other.
